This villa is a stylish home-from-home with everything you could want waiting for you. Being a single storey villa with a private pool and private parking it is ideal for families. Located in a quiet residential area yet within walking distance of both Puerto Del Carmen sea front and the charming harbour in the old Town.

The rooms are all light and spacious and freshly decorated. The lounge area opens directly to the covered terrace and then onto the open-air terraces surrounding the pool. There is plenty of space for the children the play, the pool is gently sloping and heated and surrounded by a secure walled garden which is not overlooked.

Los Mojones is a quiet prestigious area of Puerto del Carmen where the island's business people tend to live and is just 5 minutes’ drive from the prestigious Puerto Calero Marina. Within easy walking distance of the old harbour, beaches and the main town of Puerto del Carmen. The island capital of Arrecife is only 20 minutes’ drive, and the journey from the airport is only a 10 minutes’ drive.

The property is situated in the Los Mohones area of Puerto Del Carmen (PDC). Los Mohones is a residential area and some of the most prestigious properties on the island are situated in Los Mojones. This area is for those who seek space, tranquility and seclusion, without sacrificing the local amenities of Puerto Del Carmen, Old Town and harbour, which are only a ten minute walk. The recently constructed golf course at Tias is only a five minute drive from the villa.  A car is desirable but certainly not essential. You will find all the amenities you need a very short walking distance away:  of course there are numerous bars, cars, restaurants but you are also very close to the pharmacy, taxis, buses, , hair salons, a shopping centre, banks, gift shops etc etc.
The property is accessed through the front door to an entrance hall providing access to the kitchen, utility and lounge to the right. To the left of the entrance hall, there is access via five small steps leading to the bedroom/bathroom areas. At the end of the hallway there is a door providing private access to the master bedroom suite. The master bedroom suite has a king size bed and benefits from both an en suite bathroom and an en suite dressing room. (An ideal retreat at the other side of the property from the leisure areas for when a bit of peace and quiet is needed!).  The two other double bedrooms share the large house bathroom with a very large walk in shower/wet area. (The kids love this!).  The spacious kitchen/dining room is fully fitted/equipped including a hob, oven, toaster, iron, ironing board, fridge/freezer, microwave, dishwasher etc. There is a large dining table with chairs for 6 guests, and the added benefit of a separate door to an external private utility area with a washing machine and drying/airing facilities.  The lounge has plenty of windows with two sofas and chairs, a coffee table, storage units and is set in front of the large patio door overlooking the pool/BBQ areas. There is a very large flat screen plasma TV with the full Sky package, internet access, and a CD and DVD player.  The villa is equipped for wi-fi which is INCLUDED in the rental price.  Patio doors from the lounge lead directly to a pleasantly shaded covered terrace which is equipped with an outdoor dining table and chairs for six persons and there is a BBQ is in the garden area too.
As well as El Fresco dining facilities, sun-loungers are available on the sun terraces surrounding the pool. The gardens are walled offering privacy yet having the benefit of being a few minutes’ walk from all that the old town of Puerto Del Carmen has to offer. Pricing Policy

For Bookings -

£200 returnable deposit via PayPal or Banks Transfer

At the time of booking we ask for 50% of the cost of the villa

6 weeks before your trip we will then ask for the other 50% of the cost of the villa.

Discount for late bookings of up to 30%. Please check availability with the Ref Late Booking

Cancellation Policy

TERMS & CONDITIONS – CASA DE ESPERANZA
1. Booking
Please make sure you fill out the booking form after you have paid your deposit this will be sent to you.
2. Refundable Security Deposit/Payment Procedure
A non refundable deposit of £200.00 is payable on booking. This deposit will convert into your refundable security deposit upon receipt of full payment of the rental fees, which are payable 8 weeks before the start of your holiday.

Bookings made within 8 weeks require full payment together with the £200 per week security deposit. The security deposit will be refunded in full within 21 days of your departure, except in the unlikely event of any loss or damage to the property or its contents, late departure from property, non return of keys, etc and any resultant costs will be taken from this deposit first.

Payment is to be made by BACS transfer.  Banking details will be provided separately.

3. Cancellations
All cancellations must be made in writing and the deposit will be forfeited. If the client does not pay the balance at the prescribed time, we reserve the right to cancel the booking. In this event, the deposit will be forfeited. In the unlikely event that circumstances beyond our control necessitate the cancellation of the rental arrangement, we reserve the right to cancel any bookings at any time and will only be liable to refund monies already paid by the client.

4. Force Majeure
We cannot accept, be responsible for or be liable in respect of loss, damage or changes cause by force majeure (e.g. strikes, fire, floods, closure of airports, weather conditions or other events beyond our control).

5. Check in and out
The property is available after 4pm on the day of arrival and must be vacated by 10am on the day of departure unless agreed previously with the owner. Please note -  If cleaning time is over 4 Hours you as the client will be charged for the extra time and this will be taken out of you deposit.  The villa is cleaned from top to bottom when you leave and this takes no more than 3 hours usually.

6. Cleaning Services
As part of your weekly rental. The property will be cleaned on arrival.  Please refer to note left in your property by our managing agents.

7. Management Agents
Should any problems occur, our local management agents must be contacted immediately on the contact number left in the house.

8. Children
Children should be supervised at all times by adults, especially in the vicinity of water.

9. Liability
We do not accept any liability for injury, damage or loss caused by any reason or for any claim made as a result of this booking and/or the subsequent holiday. The client is responsible for taking out an adequate insurance policy(ies) to cover all risks. This waiver is also applicable to people visiting the property as guests of the client(s).

10. Third Party Liability

We also do not accept any liability for injury, damage or loss caused, or for any such claim by a third party as a consequence of actions by the client(s) and other people occupying the property during the period of the let.

11. Any other client requirements

We hope to make your holiday as comfortable and enjoyable as possible. If there is anything else we can do please just ask.
